Delivery Methods

General Contracting

We are proud of the history and the strong relationships our members have built as General Contractor through the conventional Construction Management procurement process. A conventional Construction Management process is typically delivered under a lump-sum contract. The client retains an architect or engineer to design the project and to prepare the necessary drawings and specifications. After the architect completes the drawings and issues them for tender the general contractor is selected through a competitive bidding process.

This method appeals to clients who have the resources and construction experience necessary to independently contract with the architect or engineer and general contractor. While it requires a longer schedule, the client may benefit from the reduced risk that may be inherent in other project delivery methods.

Construction Management

Through the Construction Management procurement process, NORTH POINT CONSTRUCTION acts as a representative for the owner beginning at the conceptual design phase through to project completion. This early collaboration in the construction management process promotes effective project coordination and communication from the start, providing our expertise to the design team on constructability, value engineering, budget control, and schedule management.

NORTH POINT CONSTRUCTION is a flexible construction company that will operate under various contract types and fee structures (e.g., cost-plus, guaranteed maximum price, percentage fee, and fixed fee) to meet the client's needs. Through CM at Risk projects, we provide our CM services during the design phase and then prior to construction we sign a fixed price contract. This provides our clients with the advantage of an experienced contractor working with the design team during the design phase and cost certainty during the construction phase. Some would say this gives our clients the "best of both worlds" when building a project.
